Chinese developer Qingjian plants flag in Bukit Batok

The Le Quest in Bukit Batok attracted a crowd of potential buyers on the first weekend of preview.

 

Developed by Qingjian Realty, this is the first mixed-use development in Bukit Batok and the first launch there in a long time, said Huttons property agent John Cheong.

 

Located beside the Dulwich College international school, the property’s residential component comprises 516 studio and one- to four-bedroom units spread across five blocks. Unit sizes range from 431 sq ft to 1,528 sq ft.

 

Indicative prices start from $588,000 for a studio, $648,000 for a one-bedder, $758,000 for a two-bedder, $990,000 for a three-bedder and $1.38 million for a four-bedder.

 

In addition, there are 6,000 sq m of retail space, a childcare centre and carparks.

 

Bookings commence on 5 August, while the 99-year leasehold project is expected to obtain its TOP by end-2021.

Commenting , Alan Cheong, Senior Director of Research & Consultancy at Savills, said: “Le Quest is close to Jurong and it is in an up-and-coming part of town. The future KL-Singapore High Speed Rail is an added convenience, which will be a game changer once opened.

 

“Coupled with the upcoming 20km Jurong Region Line that will connect the west, homeowners can expect seamless connectivity.”

 

Other upcoming developments in the west include the Jurong Innovation District, Jurong Lake District and Tengah Forest Town.

 

With this new project, “Qingjian is planting the flag in the Bukit Batok area”, said Cheong.

 

Price-wise, it is impossible to compare the Le Quest with other projects as it is the only sizeable development in the vicinity, noted Cheong, adding that this gives Qingjian pricing power. 

 

“In terms of pricing, $580,000 to about a million is within the range of residents living within the area.” 

 

He noted that many new Build-To-Order flats are being built nearby and the neighbourhood’s population is “pretty young”. As such, he reckons that at the end of the five-year minimum occupation period, these flat owners may want to upgrade to Le Quest.
